What causes concrete cracking?
Concrete naturally changes volume as it dries and responds to temperature. Cracks may also relate to settlement, inadequate support, restrained movement, heavy loads, poor drainage, roots, erosion, or joint layout. A crack does not by itself identify the cause; width, displacement, pattern, location, and change over time provide useful clues.
When a focused repair may make sense
Localized damage in an otherwise stable slab may support crack treatment, partial-depth repair, joint repair, grinding of a small trip edge, or replacement of a limited panel. The expected appearance and lifespan should be discussed. Repairs often remain visible.
When resurfacing may be considered
A compatible overlay can refresh some worn but stable concrete. Resurfacing generally needs a sound, properly prepared substrate. It may not be suitable where slabs are moving, deep deterioration is present, moisture is problematic, or drainage and base conditions remain unresolved.
When replacement may be more practical
Widespread displacement, multiple failed panels, significant settlement, recurring movement, severe deterioration, or a need to correct grade and layout can shift the conversation toward replacement. Cost should be compared with expected usefulness, not just the lowest immediate scope.
